As we near the end of 2021, we look back on a truly eventful year for Schwarz.

After 20 long years in Freshwater we relocated office down the hill to much larger headquarters in North Manly, brought on new community sponsorships and achieved record results despite 3 months in lockdown. What we’ve learnt from this year, is that there is no challenge that our team cannot conquer.

What was most remarkable about the year was that even amidst a pandemic, the Northern Beaches proved to show prosperity in uncertain times. Property prices increased by a staggering 25%, new suburb records were hit across the board and the average house price increased by $300,000.

The Northern Beaches undoubtably offers one of the most sought-after lifestyles, this attributed towards the demand for property in the area, along with record low interest rates. People wanting to escape the city life and work remotely, closer to the beach and be immersed in the laidback nature of the suburbs. We welcomed an influx of new buyers from the inner and eastern suburbs, and we expect this trend to continue.

Now after two years of learning about the pandemic, and how to get accustomed to it, it looks as if we’re finally on track and returning to a new normal.

The RBA has indicated that interest rates will rise by 2024, and we’ve already seen signs with leading banks steadily increasing their home loan rates. In the last month we have seen that exponential growth rate start to taper off and prices begin to plateau to where they are at currently.

Next year we believe that we are heading out of the hot seller’s market, and looking at a more balanced market with buyers and sellers levelling out. According to economists property values will hold strong throughout 2022, with slight increase whilst buyers take advantage of lower interest rates before the RBA cash rate rises.
